Before You Begin

We're based in Surrey, BC and serve the Greater Vancouver / Lower Mainland and the Fraser Valley — including
Surrey, Langley, Abbotsford, Burnaby, Coquitlam, Delta, Richmond, and the surrounding communities. If you're
planning a commercial project in the region, contact us to confirm we cover your location.
Tenant improvements, restaurant fit-outs, retail build-outs, franchise rollouts, medical and dental clinics, office
renovations, full commercial renovations, and complete design-build commercial projects — from single-suite
improvements to full commercial build-outs.
A tenant improvement is the construction work that turns a leased commercial space into one ready for your business
— layout changes, walls, flooring, lighting, electrical, plumbing, finishes, and the specialized systems your operation
needs. Whether you're moving into a bare shell or renovating an existing space, we handle the full TI scope and the
approvals that come with it.
Both. We take on brand-new build-outs in shell space and renovations of occupied or vacated commercial spaces.
We assess the existing conditions, flag anything that affects your budget or schedule up front, and give you a clear
plan before work begins.
Workflow
Process & Timeline
A typical Quila project runs in six stages: (1) a discovery call to understand your operation, space, and goals; (2) a
site assessment and budget; (3) design and drawings, which we can manage for you in a design-build; (4) permitting
and municipal approvals; (5) construction with weekly progress updates; and (6) inspections, handover, and warranty.
You have a single point of accountability the entire way through.
Design-build means one team handles both the design and the construction under a single contract — instead of
hiring an architect, then separately hiring a builder, and managing the gap between them. The advantages are one
point of accountability, faster timelines, fewer surprises, and pricing locked in earlier. For most commercial operators,
it's the lowest-stress, most predictable path from idea to open doors.
Most commercial tenant improvements are measured in weeks rather than months once permits are in hand. The
exact timeline depends on the scope, the condition of the existing space, and how quickly the municipality issues
permits — permitting and long-lead items are the two biggest drivers of any commercial schedule. We build your
schedule backward from your target opening date and plan around both from day one. Contact us with your space
and we'll give you a realistic timeline.
In many cases, yes. For renovations of operating businesses we can phase the work, set up dust and noise
containment, and schedule the most disruptive tasks around your hours. Minimizing your downtime is one of the
things we're built around — tell us your operating constraints and we'll design the sequence to protect your revenue.
Yes, when the project calls for it — for example, retail and restaurant work where a daytime closure isn't an option, or
units in malls and complexes with landlord-restricted work windows. We build the right schedule into your quote.
You get a dedicated project lead and weekly written progress updates, plus access to a client portal where you can
see your budget, schedule, site photos, permits, and invoices in one place. You're never left guessing where your
project stands.
Permit Information
Permits & Approvals
We coordinate the building permits and municipal approvals for your project. Navigating permits, business licences,
and inspections across different BC municipalities is one of the most common places commercial projects stall — we
manage that process so you don't have to.
Yes. Commercial work almost always involves landlord approvals, base-building rules, insurance requirements, and
approved work windows. We coordinate with your landlord or property manager and work within the building's
requirements so your project doesn't get held up by a paperwork gap.
We schedule and manage all required inspections through to occupancy as part of our scope, and we keep you
updated as each one clears.
Cost Overview
Cost & Pricing
Commercial pricing depends on size, finishes, mechanical and electrical scope, and the condition of the existing
space, so there's no honest one-size-fits-all number. What we do promise is a clear, itemized estimate with no hidden
surprises. Reach out with your space and goals and we'll prepare a realistic budget.
For projects with defined scope and drawings, we typically provide a fixed (stipulated) price, so you know your
number before we start. For projects where the scope is still evolving, we offer cost-plus or construction-management
arrangements with full cost transparency. Either way, you get clear visibility into where your money goes.
Projects begin with a deposit and are billed on a progress-draw schedule tied to completed milestones, so you pay for
work as it's completed. Every invoice is visible in your client portal.
Three ways: we define scope and pricing thoroughly before we start, we work with a vetted subcontractor bench so
we control quality and cost, and we run weekly project controls that catch variances early instead of at the end.
On-time and on-budget delivery is the core of what we do.
Changes are normal. We handle them through a clear, written change-order process: you see the cost and schedule
impact and approve it before any work proceeds. No surprises on your final invoice.
The cheapest bid is often the one missing scope — and the gap shows up later as change orders, delays, and a
blown opening date. For a business, every week of delay is lost revenue, so the real cost of a build isn't just the
contract price; it's the price plus the downtime. We price honestly and protect your timeline, which is where the real
money is.

Project Scope
By Project Type
Yes — restaurant fit-outs are a core specialty. We handle kitchens, hoods and ventilation, grease interceptors,
washrooms, dining-room finishes, and the health and building approvals that come with food service. We know that
for a restaurant your timeline is your business plan, so we build to your target opening date.
Yes. We deliver franchise-ready builds to brand standards and specifications, and we can repeat that quality across
multiple locations on a predictable schedule — exactly what franchise operators and multi-unit owners need.
Yes. Medical and dental fit-outs have specialized requirements — operatories, plumbing and vacuum lines, shielding
where required, infection-control finishes, and accessibility compliance. We coordinate the specialized trades and the
approvals so your clinic opens ready for patients.
Yes — retail storefronts and interiors, and office renovations from single suites to full floors. We work within landlord
and base-building requirements, and around your operating schedule where needed.
We work with property managers and landlords on tenant improvements, unit turnovers, and building
renovations, with the reliability and clear reporting that portfolio work requires.
Initial Steps
Getting Started
Call us at 778-512-6816, email info@quilacontracting.com, or fill out the contact form on our website. Tell us about
your space, your business, and your target timeline, and we'll set up a discovery call and site assessment.
Helpful but not required: your lease or space address, the square footage, any existing drawings or landlord
requirements, your target opening date, and a rough budget range. Don't have all of it? No problem — that's what the
discovery call is for.
