Process & Timeline

A typical Quila project runs in six stages: (1) a discovery call to understand your operation, space, and goals; (2) a site assessment and budget; (3) design and drawings, which we can manage for you in a design-build; (4) permitting and municipal approvals; (5) construction with weekly progress updates; and (6) inspections, handover, and warranty. You have a single point of accountability the entire way through.
Design-build means one team handles both the design and the construction under a single contract — instead of hiring an architect, then separately hiring a builder, and managing the gap between them. The advantages are one point of accountability, faster timelines, fewer surprises, and pricing locked in earlier. For most commercial operators, it's the lowest-stress, most predictable path from idea to open doors.
Most commercial tenant improvements are measured in weeks rather than months once permits are in hand. The exact timeline depends on the scope, the condition of the existing space, and how quickly the municipality issues permits — permitting and long-lead items are the two biggest drivers of any commercial schedule. Yes. Commercial work almost always involves landlord approvals, base-building rules, insurance requirements, and approved work windows. We coordinate with your landlord or property manager and work within the building's requirements so your project doesn't get held up by a paperwork gap.
We schedule and manage all required inspections through to occupancy as part of our scope, and we keep you updated as each one clears.

Commercial pricing depends on size, finishes, mechanical and electrical scope, and the condition of the existing space, so there's no honest one-size-fits-all number. What we do promise is a clear, itemized estimate with no hidden surprises. Reach out with your space and goals and we'll prepare a realistic budget.
For projects with defined scope and drawings, we typically provide a fixed (stipulated) price, so you know your number before we start. For projects where the scope is still evolving, we offer cost-plus or construction-management arrangements with full cost transparency. Either way, you get clear visibility into where your money goes.
Projects begin with a deposit and are billed on a progress-draw schedule tied to completed milestones, so you pay for work as it's completed. Every invoice is visible in your client portal.
Three ways: we define scope and pricing thoroughly before we start, we work with a vetted subcontractor bench so we control quality and cost, and we run weekly project controls that catch variances early instead of at the end. On-time and on-budget delivery is the core of what we do.
